As part of its guest rooms renovation, this hotel engaged AirRevive to refurbish 250 IEC fan coil units.

Project Scope of Work
Guest room vertical and horizontal fan coil unit refurbishment, valve replacement, heater upgrade and replace PSC motors as needed.
Challenge: The units are not heating and cooling as designed primarily because of the following:
- Obstructed coils are restricting airflow.
- Airflow was 394.7 FPM
- Obstructed fins are inhibiting efficient heat transfer.
- Obstructed fins are inhibiting efficient heat transfer.
- Supply temperature high.
- Electric heaters need to be upgraded.
- Some PSC motors at the end of their life and need to be replaced.
- Sound decibels were 57.3dB
- The control valves are bypassing causing simultaneous heating and cooling.
- The actuators are malfunctioning.
Solution: The refurbishment service included the following: coil cleaning from the front to back to deep in the core; refurbish and apply epoxy to the condensate pan; clean and disinfect the blower assembly and wheel; clear out, clean and disinfect the drain line; and replace fiber insulation with anti-microbial fiber-free foam insulation. Replace all control valves and actuators. Retrofit fan blower assemblies. Upgrade electric heaters. Installation of new PSC motors as needed. Coil rejuvenation resulted in lowered coil temperature and unrestricted airflow.
Results
Average airflow increased by 22% from 394.69 to 504.75
Sound decibels decreased from 57.3dB to 53.5dB
